The green space that is to be destroyed is our buffer from the excessive 24/7 transport truck noise, general factory noise and offensive odours from TRW and CCL and causes many environmental concerns.

About the Rolling Sands Residents Group


We are a group of 50+ neighborhood families who have been living in the Rolling Sands Community for many years. The Rolling Sands Residents Group has been created as a result of a proposed development put forward by Wendat to the Town of Penetanguishene.  This development project, located at 44 Dufferin Street, is intended to appeal to and accommodate a low income senior demographic.  Although the Rolling Sands Residents Group supports Wendat, there are several concerns that have been raised regarding its location.  We have condensed some of these issues brought forward by the members, and highlighted them below.

Would you destroy a residential green space to house seniors across the street from industry?

Safety
Congestion at 44 Dufferin St. is a safety concern for students, parents and staff of St Louis School and local residents. This has been an ongoing issue and would be an enhanced concern not to mention highly problematic for the seniors at this proposed site.

Lack of Transparency
This development has come to fruition as a result of in camera council sessions. This has created a negative public perception that this deal has not taken into account what is in the best interest of the current residents, who will be affected the most by this development. This Property has been offered to Wendat at the cost of $2.00, far below fair market value. Why was a public tender  process not used to try to attain fair market value?  If this is such a good idea, why all the secrecy?

Green Space
44 Dufferin St. is a completely treed lot, the property has positive ecological effects which is an asset to the whole community. It also acts as a sound buffer for the noise that is generated from the local factories, allowing the current residents to enjoy a peaceful neighborhood, as well as a mature urban forest.  

Feasibility
The cost for new construction at 44 Dufferin St. as opposed to the re-use of other sites such as the former Georgian Manor should be considered. Wendat provided figures that over 50% of the local population would be considered a senior in the next few years. 44 Dufferin St. is limited in size, minimizing the opportunity for Wendat to expand its program. 

Access
With the lack of sidewalks and the close proximity to Penetang’s industrial area seniors will be exposed to air and noise pollution as well as isolated from access to the wonderful services the town of Penetanguishene has to offer.   

Size of the Property
44 Dufferin St. is landlocked and too small for the large scale project Wendat is proposing.

"My granddaughter goes to St. Louis School and when I drop her off or pick her up the traffic is already so congested that I can’t imagine adding another facility right there..."
